Business Development Senior Specialist/Assistant Manager (Outlet Expansion))

Job Summary

We are seeking a commercially driven Senior Business Development Specialist/Assistant Manager to lead outlet expansion in collaboration with franchise partners. This role is responsible for identifying, evaluating, and securing high-potential locations, while working closely with franchisees to ensure site selection aligns with brand standards, market potential, and financial viability.

Key Responsibilities

  • Identify and evaluate potential locations for new F&B outlets based on foot traffic, demographics, and brand positioning
  • Partner with franchisees to propose, assess, and finalize outlet locations
  • Conduct site feasibility studies, including rental analysis, sales projections, and ROI evaluation
  • Perform market research covering catchment areas, competitor presence, and customer behavior
  • Advise franchisees on location strategy, site suitability, and commercial viability
  • Build and maintain relationships with landlords, mall management, property agents, and developers
  • Lead or support lease negotiations to secure favorable terms for both company and franchise partners
  • Ensure all selected locations meet brand standards, operational requirements, and target market positioning
  • Prepare and present site proposals and business cases for internal and franchisee approvals
  • Monitor performance of newly opened franchise outlets and refine site selection strategies accordingly
  • Act as a key liaison between internal stakeholders and franchisees throughout the expansion process

Qualifications & Requirements

  • Bachelor’s degree in Business, Real Estate, Marketing, or related field
  • minimum 2 years of experience in business development, retail expansion, or site acquisition (F&B or retail preferred)
  • Proven experience working with franchise models and external partners
  • Strong understanding of site selection, lease negotiation, and retail commercial terms
  • Solid financial acumen (ROI, payback period, P&L understanding)
  • Familiarity with local retail landscape and high-traffic locations
  • Excellent communication, negotiation, and stakeholder management skills
  • Ability to manage multiple projects and franchise partners simultaneously
